2024 Bangkok Pet-Friendly Apartment Trends: Legal Accommodation for Pets Boosts Rental Prices

Many people interested in Thai real estate may not have noticed that most condos in Thailand prohibit pets. Unlike Taiwan, in Thailand, if it is not explicitly stated that pets are allowed, then they are not permitted!

However, with the changes in modern lifestyles, developers have also recognized the public's needs. According to a 2023 report from the National Economic and Social Development Board (NESDB), the proportion of single individuals in Thailand has reached as high as 23.9%, including many high-income, high-spending single individuals who are more willing to invest in enhancing their quality of life, including owning pets.

In this context, the number of pet-friendly apartments is continuously on the rise. According to data, the growth rate of pet-friendly apartments has exceeded 4000% over the past year, and rental prices are generally higher than those of regular apartments. It is expected that within the next two years, the value of Thailand's pet market will reach 66 billion baht, growing by 8.4%, which will further drive the demand for pet-friendly apartments.

The LGBTQ+ community and high-income singles are the main target groups for pet-friendly apartments. Research shows that over three-quarters of potential homebuyers consider pet-friendliness an important factor when choosing a residence, as they hope to own pets freely in the future without worrying about housing and legal issues.

Overall, the number of apartments in Bangkok that allow pets is currently relatively scarce, making the limited supply of pet-friendly apartments even more sought after by pet lovers, with a sales growth rate of 10%, far exceeding the market average. Additionally, the affection Thai people have for pets far surpasses the global average. Statistics indicate that, on average, each Thai household owns at least one pet, and many households have two or more pets.

If you are also a cat or dog lover looking for an ideal place where you and your furry friends can live comfortably, or if you wish to become a pet-friendly landlord to attract more tenants, don’t miss out on this wave of pet-friendly apartments!

In 2021, the trend of housing prices in Thailand was not as bad as expected. After a year of "anti-epidemic" measures, Thailand steadily advanced the overall recovery of the real estate market in 2021. Both rental prices and the housing price index showed an upward trend throughout the year, and as the pandemic gradually came under control, the upward trend became increasingly evident.

Buying property in Thailand is feasible for foreigners. Foreigners can hold permanent ownership of condominium buildings, with the limit being 49% of the total number of units in the project. Additionally, there are no age restrictions set by Thai property laws regarding the ownership of real estate. It is important to confirm the percentage of foreign ownership in the project before making a purchase decision.
